Lately I've noticed a growing trend on Chilastra. Near Coronet, where space is now highly limited but visibility is great, peopleare renting out their merchant tents, malls, etc. for a weekly or monthly fee. This used to be rare, but with Coronet shop space now being a premium ("location, location, location") it's become commonplace.
In fact, I'm building up a store of goods in preparation for renting such a place. I expect brisk sales and am willing to pay well for the opportunity.
It seems, also, that with structure decay being removed from the game this real estate market could spread to other places. As space becomes limited, people will become willing to pay to use that space.
Has anyone else noticed this? Moreover, is anyone taking advantage of it?

That's kinda clever. Now that I think about it, I have some room.... (No, I'm kidding there.)
Just a passing idea, I wonder what would happen if a game mechanic were included to formalize a rent arrangement. This is tending towards the already-discussed idea of player-owned real "shopping centers," as something more functional than Merchant tents, I suppose.

I am working on a big real estate development on Intrepid.
I have a beautiful, off the beaten path, location where I am building an Entertainment centric city. I won't be placing a City Hall.
The City will be built around a big open courtyard. Ringing the courtyard will be PA Halls and large houses. There will be one PA Hall for Party Central, a Mall, VIP houses, a theater/concert hall setup, and a studio for Intrepid News Network. The large houses will be private houses that I will be decorating and then selling. They will be decorated by Master Interior Decoraters with rare and interesting things. Each will be a masterpiece.
I'm spending 75Mcr to build the development and expect at least 400Mcr in direct revenue in the first 12 months.
If it works, I am going to expand out the idea all around the galaxy. My hidden weapon is Groovefest, the party series I founded and run. I can build a party campus for each Groovefest using cross server lot trades (so they are permenant) and have the complex to run events out of after the big show packs up and leaves.

I've noticed this idea, but I don't think there will be an expanding market for it. Coronet is a high traffic location, as is Theed. Why are they high traffic areas, though? Theed was a high traffic area for the sole purpose that it had no shuttle wait time. Coronet was because a) it was a rebel city and b) you could get to the adventure planets from there.
With the mass exodus that recently happened in the game, coupled with more and more players using personal ships for travel, Coronet and Theed were not the bustling cities they once were. The Mining Outpost on Dantooine suffered the same fate after the solo group payout rearrangement.
Due to these factors, I believe that the real estate market in SWG is actually shrinking, and any business person can tell you what will inevitably happen in a shrinking market.

Real Estate for location's sake is not the way to go. You have to build value in development beyond where it's at.

For those not on Chilastra, CNet has developed HUGE sprawling uncontrolled player-built suburbs. Its a hodge-podge of building types as far as the eye can see.
You can find 8 different weapons vendors selling the exact same crap within 128m of each other, Guild-Halls turned shopping malls abound and since there are really no actual cities in the middle of this mess, there is no zoning control at all. No streets, no pattern, all chaos. Harvesters, factories, and all different kinds of houses can be found scrambled together. Oh yea and mixed in with all that are creature nests and spawns
Really it looks more like a shanty town than suburbs.
You open up the vendor list on the planetary map and find close to 30 vendors of a single type (bout half of them are in this shanty town).
Makes you understand why the no-build zones exist around the NPC cities (otherwise the space between CNet and Tyrena would be one big city) - in a way it is the beginning of a little Coruscant.
I dont like going there if you cant tell. With that many people, its not worth it to me to contend with the razor thin profit margins because of all the competition, and so many vendors have been abandoned in that mess, its really not worth my time to go looking if I have other choices.
I dont consider this 'prime' real estate, specially not when any town with a shuttleport is only 1 minute ride away from a starport. All ya need is a descriptive title to stick on the planetary map. Id rather not have my shop in the middle of the CNet ghetto.

As far as renting vendor space in someone elses tent or building what would happen if your administrative access were revoked or if the building owner left the game and the building were condemned? I assume that you would no longer be able to restock your vendor, but would you be able to remove your stock, withdraw maintainance or take down the vendor?

I don't know, Coronula. Recently a PA hall intended for a mall was set down in Crystal City by a friend of mine (see above), and I trust him well, so I wouldn't have that problem. The big problem comes, as has been stated previously in this discussion, with the huge swath of competition that extends from the no-build zone outward to about 2 km from Coronet.
But since I believe in the power of economic darwinism, all is well. The strong (in this case, the determined and the skillful) will crush the weak (the people with the empty vendors who just don't care) and grow stronger because of it. After all, Microsoft was not forged by a couple of guys in a garage. .....wait, bad example.

A surprising post here. I didnt relize that this kind of business existed really. To rent out your lots in key locations is ingenious and apraise the person who started this trend.

the only real estate thing i try to do is to rent my lots still no one wants them
