Thread: Small Houses at 20k! It can be done!

Since I set up my vendor, I have sold 7 small houses at 20k each. Just goes to show that houses are NOT 'too expensive', and that players will take the time to rack up the money for them.
5 of the houses were sold as a lot to some folks that had a 'friendly architect'. They had requested 5 houses from the original architect, a guild member of theirs. He sold the houses to them for 5k each. However, he made the WRONG houses, and wouldn't take them back. So, not only did they have 5 houses they didn't want, they bought 5 from me at 20k/each. Additionally, they have put in an order for 5 more.
I've only had my vendor up for a week... actually 9 days. I'm still just trying to get it stocked with the inventory I want, and I've make 140k in small house sales... the only thing I've put up on the vendor so far. I'm still a good, long ways from Master Arch, and already I'm pulling in a good market.
Just goes to show that you don't have to 'give away' a house at 6-8k when it costs 10k to make it in the first place.

Interesting. I wouldn't have thought that there is that much of a market for the small houses. BUt I think we've had an infusion of new players lately with the 14 day trial probably.
What galaxies are you on and where are your shops?

yeah pawlin,
it was never different people buying of course still.
i am glad about this post to show others that our products are more worth then many seem to think of.
i sell all the time homes for
small 19k
mediums 100k
large 200k
they are even more worth it, but against the tonns of low cut give away from almost free ppl its hard to justify an even higher price.
note this prices are only around 5cpu which is still a joke but way more reasonable then lesser cpu.

That's very interesting.
I can't say I've ever sold one myself for 20k nor will I.Myself, to remain competitive I generally sell at a lower price andstay around what other vedors are sellingon my server and city. I generally sell 10 or 20 small houses easily every week.I do NOT think it's the new 14 day trial users buying them as they probably don't have that kind of money - nor can they place houses.
I'm not saying -small housescan't or shouldn't be sold for 20k. If you can stay in business and continue selling them at that price, all the power to you.
Small houses (like the large percentage of what Architects craft) take about 3518 units of CRAP resources. So, even selling a small house for 3cpu - you're makingQUITE a profit. You're selling at approx. 5.6 cpu - almost double.
If you're running your own harvesters andif you REALLYhave a good idea of ACTUALLYhow much it costs you to mine and the actual value of the resources you mined - you would know that you are making a decent profit at 3cpu and selling houses (REALISTICALLY) for 6, 8 10k isNOT really a give away as you may think. Do the math some day - you'll be surprised.

Maybe theres more of a market for houses then harvs now. seems like that from what I sell as well.
Harv sales dropped like a stone for most it seems after the holo grinders almost disapeard over night. Wierd that houses all of a sudden starts to sell more. Maybe I should try on a lill price increasement also ... *ponders*

It could be that small houses are the most efficient use of lots for warehousing (as far as houses go)and people are accumulating more things in the game they are reluctant to discard or are stockpiling resources?
Plus maybe some of those 14-day trials are signing up for the full game, thus bringing in more players?
Just guesses... anything that brings up the demand for our product is good.

You can always charge more than others do and still get sales. You can charge more than the average and still get sales. You can be the most expensive in the galaxy (within reason) and still get sales.
The only thing you have to do is make sure you have other competitive advantages. If you have a well stocked vendor and your competition doesn't then you have an advantage and can charge more for it. If your shop is in a convenient location for a certain group of people then you have an advantage. If you advertise on the trade forum then you've got an advantage. etc.
We should not make the conclusion that lower prices = more profit or that lower prices = more sales without also considering everything else in the picture.
It is true that there are houses on the bazaar in my galaxy for 5-6k. However those don't usually last long. I bet that newbs or resellers are snatching them up pretty quick. Also I'm sure that everyone in the galaxy doesn't realize that people sell houses on the bazaar so they don't even think to look there and head out shopping at player vendors. I threw a couple houses on a vendor outside Coronet for 19k last night. We'll see if they move at all.

i think some buy them to help master merchant...I had one guy buy 6 small houses..

I try to have 5 small generics, 5 small Naboo, and 5 small Naboo round on my vendor all the time for 14K. I sell 3-8 of them a week at that price. Because of my location and stocked vendor, I could probably pop that up a little.

i may reconsider my price structure.. I've been selling smalls for 8k, not sure if i could go as high as 19/20k but maybe to 10k won't be too unrealistic. I'm hardly making any money atm running from planet to planet - setting up harvestors - buying power etc etc, plus the time it takes to build

I don't think I can swing 20k for a house, but I've inched my prices upward.
In fact, I'm finding that I can buy the grinder's houses for 6k on gBay and resell them for 12k pretty easily.
My primo location outside of Coronet doesn't hurt either.

Wow have prices started to go up? what servers are you guys on, I usually get a max of 12k for a small house, and even at that i get alot of complaints.
