Can someone explain the difference between Spin attack and Area attack?

Is it a 75% chance to dizzy and stun, or a 75% chance to dizzy and then a 75% chance to stun? Also what, if anything, does Stun do?

So in pvp I can actually do a lunge 2 followed up by a area attack2 (for dizzy) and my target will hav a chance to fall down whenever he tries to stand up for that dizzy duration? By the way, wat's the advantage of stun in pvp? just stops ppl from healing?

Spin Attack2 & Area2 both have the same Time modifier (2.5) Health cost (2) Action cost (1.5) & Mind Cost (1.5) the only diffrence is that Spin attack2 does (x3) dmg & has a 75 chance to apply dizzy to your opponent for 25 seconds & Area2 has (x2) dmg & 75 chance to apply dizzy & stun for 30 seconds.

Where are you guys getting stats for these specials? Is it in a book or where? I'd like to know.
