Charge an access fee, especially if you don't have any good things to buy, and don't expect any/many return visitors...

50 XP per visitor per house for Entry Fee [Can be on multiple houses that you own] (Can place at house terminal at Bus 1)

What are the limits on this?


Does there have to be a vendor in the house?


What is the minimum time before a person can access it again for experience?


Is the timer per person, or for anyone?

Entry fee to a house does not require a vendor. And the timer is every 15 minutes PER visitor. You'd need a lot of people to visit very often to get any decent amount of XP from this.
