if i own a house and i share it with a friend and i delete my char will it goto him i cant used the transferStructure command as there are guild mates vendors in there

It will not, I can see you prob have your friend on admin? this friend can remain as admin and can add maint and what ever but sooner or later the house will be removed from the game. Im not sure how long this will take but Im fairly sure one day it will vanish. (and everything in it)

once you delete your character, the house will delete immediately. (now if you just cancel your account & not delete your character, the house will stick around for at least 6 months provided maintenance is paid.

Interesting that you cannot transfer structure because you don't have to have those skills to transfer. Did you try /transferstructure to someone who was not inside the house because you can't transfer to someone that way. To transfer a structure the person needs to be with you. Both of you need to be in the house, you click on the toon and then type /transferstructure and the toon should be the owner of the structure if (s)he has the required lots available.
As for deleting your char or account, it doesn't matter at the moment. Regardless of doing both, as long as the structure has maintenance fees and someone as Admin in your listing, the structure will stand. When, and if, SWG decides to go live with the purging of characters and objects in the game, your structure will still be there. I had a friend who deleted his character and let his account expire, buthis medium Naboo House was still there for 7 months until I let the maintenance fees run out. I was on his Admin list for 9 months using the houses freely.
Try the /transferstructure again with the toon present inside the house. Hopefully it will work because you don't have to have vendor skills for someone to place a vendor inside your house. They just need Admin privies.

No, if there is a vendor in a house it cannot be transfered. You have to remove the vendor if you want to transfer the structure.
