I am deleteing a character of mine, and I want to leave my items for my friends inside my house, but, do my house and the items get deleted (in the house) if my character is deleted?

Well, I've never tested it myself, but I'd think that deleting a character will remove all structures (and the items within them) owned by that character. Otherwise, players could create a character, drop ten harvesters on a static location, put some permanent character as an admin, delete the character, and repeat. Lot trades are bad enough as it is.

If you want the items to remain, you'll need to transfer ownership of the house(s) to your friend. He/she will need enough free lots to accept the transfer (so if it's a medium house, they'll need at least 2 free lots).

You can also make your friend an admin on the house (so they can handle maintenance) and just leave that character undeleted. This will mean that you can't create another character on that galaxy, and you are limited to a total of 8 characters across all galaxies (including second slots opened from obtaining Jedi).

Why not put them all in your house and then pack it up? You could then give the house to someone you trust who could divy up the items as you wished. I seem to remember that there is some problem with having admin rights for a house that belongs to a deleted character? Perhaps more or more accurate info in the cities & housing forum.
