House will remain OK until there is character purge and your friend didn't delete character that is owning house. I haven't heard any news from next purge, so it should be safe for sometime. Paying maintaince doesn't prevent house destruction when there is purge.

If you pay maintance house doesn't go to condemned state. When house is in condemned state, you can't enter tohouse. When house enters to condemned state only house owner can enter to house and pay repair cost.

So if you pay maintance, you can use your friend house maybe6 or more months as extra storage house. However I wouldn't recommend to store any highly valuable items there.
