Title says it all.. Is there a way of transfering ownership of a house without re-deeding it?

yes

you and the person you want to give to must BOTH be inside

then target the person and type /transferstructure

You need to both be inside the house, and you the person to give it too targeted.

When you do so, you loose rights to the house. If you still need access, the new owner will have to grant you rights.

I'm not sure what happens if the house is private and the new owner is already an admin since I did my tx with the house public. I do know that I was removed from the admin list.

Make sure the house is PUBLIC before you do this. If not, both former and new owner will get booted out for about 2 hours. Kind of a pain, but at least it did let the new owner in eventually.

If you would rather leave the house private, you can ensure access is given immediately by added the prospective new owner to the admin list before you transfer it.

Also, you can sometimes use "/transferstructure name" without the person targetted. Seems to work about 50% of the time for me. When it doesn't work, it complains about the target not being a player.
